How do you determine who qualifies for a property?
We choose the tenants that are best suited for the property. What this means is that we make sure to get the right tenant for each specific property, not just the quickest tenant. We screen all potential residents, which includes a nationwide credit check, criminal and background check, past rental history check, and an eviction check. We also require proof of income and employment to assess their income to rent ratio, which is another factor we consider when selecting the right tenants. In addition, we send out emails to verify a potential tenant's employment, income and rental history with their past and present employers and landlords (responses are required for their approval).Our screening process is not just based on a credit score only - we take a comprehensive look at the overall applicant. -
Can you hold a place before I apply?
No we cannot. Once we receive an application we will hold that unit for a discussed amount of time to the person whose application was accepted. During that time period, we will need to collect a holding deposit and a signed lease. We can hold a place after you apply. If we are holding a property for 3-4 weeks or longer (with owner approval first) we charge a $500 holding fee that will go towards the tenants first month's rent. If for any reason the tenant backs out, then the holding fee is non refundable. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Your security deposit and first month's rent are paid in full upon move in. -
How old do you have to be to apply?
18 years of age -
Is the deposit refundable?
Security deposits are refundable. Expectations for security deposit refunds will be listed in your lease agreement. Tenants will also receive a Security Deposit Disposition letter 30 days prior to move out date or when management took over possession of the property. -
Who needs a cosigner?
Cosigners are welcome to apply with any tenant that feels that he/she may require one. We screen our tenants through an online screening system called CoreLogic - SafeRent. They have a few resources on their website that can help you determine if you need a cosigner. If you are still unsure if you need a cosigner, go ahead and submit your application first and we will review it and then let you know if it will be necessary to have a cosigner. -
You have a property I want to rent. How do I apply?
You may apply on our website. Please note that the application fee is $45 per person, and is non refundable. ALL people living in the home over 18 MUST submit an application of their own. Applications cannot have more than one person's information on it. We have to run everyone's credit and background checks. Only one social security number is allowed per application. If a credit score report has not been run for an applicant, then the application fee can be refunded. Applications are valid for 90 days, in which an application can be transferred to another one of our available properties if you are not approved for your first requested property. -
How do I pay rent?
Once you sign your lease you will be set up with an online tenant portal where you can pay your rent with a credit or debit card, or an ACH with your bank information . You may also drop your rent off in our drop box, located outside of the front door entrance of our office building at 1478 Fourth St, Gardnerville, NV 89423. -
I want to get a pet. What should I do?
You will first need to contact the office to see if the owner of your property allows pets. If pets are allowed you will need to provide an application for the pet. If accepted, you will be required to pay an additional deposit. If a tenant is granted by a Doctor for an ESA or Service Animal, the tenant is still required to inform management and fill out an application for the pet. Upon approval an addendum and pet agreement will be required. -
I want to move out, but my roommate wants to stay. What should I do?
Situations like this have various procedures and outcomes. Please send us a letter with your intent to vacate, and we will contact you to go over all of your options. A 30 day notice to vacate is required in this situation. Call and speak with management for more specific details for the situation, as all situations are different. An addendum on the lease will need to signed as well. -
My lease expiration is coming and I want to move out. What should I do?
30 days prior to your move out date and/or lease expiration date, you will want to deliver a written notice stating your current address, move out date, forwarding address, reason for moving out, and any additional information we may need to know about the home. Please make sure to sign and date your letter. Keys, garage door openers, and gate keys are required to be dropped off at our office as well, and not to be left in the home. -
Who is responsible for paying for repairs & maintenance requests?
The general rule is "tenant caused, tenant pays". This means that if you cause damage to the home you will be responsible to fix it; however, if there is a problem that was not caused by you it will be at the owner's cost to remedy the repair. *Please note that specific Nevada laws apply to maintenance and repairs and that some repairs are not required to be fixed.
